Step 1 — On-Site Assessment & Moisture Testing
We come to your space before we quote. Nothing about a slab can be diagnosed from a photo.
The critical measurement is moisture vapor transmission — how much water vapor is rising up through your concrete. This matters enormously in Charleston, where slabs sit in a humid subtropical climate near a high water table. A coating applied over a slab pushing too much vapor will blister, bubble, and delaminate no matter how good the product is, because the vapor pressure breaks the bond from underneath.
We test using the standard methods — a plastic-sheet test or a calcium chloride test — to measure how much moisture the slab is actually emitting. If the reading is high, we address it with a moisture-mitigating primer or barrier system before coating. Contractors who skip this step are gambling with your floor, and it’s the single most common reason coatings fail in the Lowcountry.
We also assess: existing coatings or sealers, oil and chemical contamination, cracks and joint condition, and how the space is used.
Step 2 — Diamond Grinding (Not Acid Etching)
This is the step that separates professional epoxy flooring contractors from the rest, and it’s worth understanding why.
Epoxy does not glue itself to concrete. It bonds mechanically — it needs microscopic texture to grip. Bare, troweled concrete is far too smooth and sealed at the surface for a coating to lock into.
Diamond grinding uses industrial diamond-segment tooling to physically abrade the top layer of the slab, removing the weak surface laitance and opening the concrete’s pores. This creates a measurable surface profile (the industry rates this as a CSP, or Concrete Surface Profile) that gives the coating a mechanical key to bond into.
Acid etching — the shortcut used by DIY kits and low-bid contractors — pours acid on the slab to try to roughen it chemically. It doesn’t reliably remove laitance, it’s inconsistent across the floor, it leaves residue that must be perfectly neutralized, and it produces a much shallower profile. On a coastal slab it frequently produces a bond that fails within a couple of years.

Step 3 — Crack, Joint & Surface Repair
Anything wrong with the slab gets fixed before the coating goes down, not covered up by it.
Cracks are opened, cleaned, and filled with a structural repair compound. Control joints and expansion joints are addressed appropriately — filled where they should be, honored where they must remain (a mistake here is a real one: coating straight over an expansion joint causes the coating to crack along it). Spalled areas and pitting are patched and re-ground flush. Oil-saturated concrete is degreased and, if contamination is deep, ground out.
Step 4 — Primer & Base Coat
With a clean, profiled, dry slab, we apply the base layer.
For most jobs this is a 100% solids epoxy — meaning no solvents that evaporate away, so what goes down is what stays down. It’s a thick, high-build layer that penetrates the ground profile, locks into the concrete, and forms the structural foundation of the system. On slabs with elevated moisture readings, a moisture-mitigating primer goes down first.
For occupied interior rooms, we may use a low-VOC water-based system instead — far lower odor, which matters when your family is living in the house during the install.
Step 5 — Decorative Broadcast
While the base coat is still wet, decorative media is broadcast into it — thrown across the surface so it embeds into the wet resin rather than sitting on top.
Vinyl flake (chip) is the most common: it adds texture, hides minor slab imperfections, and provides natural slip resistance. Quartz aggregate is used where maximum durability and traction are needed. Metallic pigments are worked into the resin itself for a marbled, three-dimensional effect.
Once cured, the excess is scraped and vacuumed off, leaving an even, keyed surface for the topcoat.
Step 6 — Topcoat
The topcoat is what your floor actually has to survive on. For Charleston we default to a polyaspartic topcoat, for three specific reasons:
UV stability. Standard epoxy is aromatic — it ambers and yellows under sunlight. Polyaspartic is aliphatic and holds its color. In a city with 200+ sunny days, this matters for any garage door, sunroom, or window-lit space.
Flexibility. It flexes with the slab instead of cracking, and resists the hot-tire pickup that peels rigid coatings.
Fast cure. Most floors are walk-ready in hours and ready for full use within a day, which minimizes disruption.
Where an anti-slip surface is needed — kitchens, patios, entryways, pool decks — a fine aggregate is broadcast into the topcoat.
